Quick Answer

A home loan calculator finds your monthly EMI on the amount you borrow after the down payment, using EMI = P × r × (1 + r)ⁿ / ((1 + r)ⁿ − 1) with the monthly rate r and tenure n in months. For example, a ₹60 lakh property with 20% down leaves a ₹48 lakh loan; at 8.5% for 20 years the EMI is ₹41,656 and total interest is ₹51,97,324, more than the loan itself. Use it to compare tenures and down payments; it assumes a fixed rate for the full term, whereas most Indian home loans are floating, and it excludes stamp duty and processing fees.

How This Calculation Works

  • Values calculate dynamically in real-time as you enter figures or adjust sliders.
  • The equation on the right is exactly what the calculator runs — check any result by hand.
Core Equation
EMI = P × r × (1 + r)ⁿ / ((1 + r)ⁿ − 1) Where: P = Loan amount (home price − down payment) r = Monthly interest rate = Annual rate / 12 / 100 n = Tenure in months Total Interest = (EMI × n) − P Total Repayment = EMI × n

How to Use the Home Loan Calculator

Quick 3-step guide for accurate and fast calculations

Specific Instructions:

Enter the property value, your down payment as a percentage (10–90%), the annual interest rate offered by your lender and the tenure in years (up to 30). The calculator shows the loan amount, down payment, monthly EMI, total interest payable and total amount payable over the full tenure.

Home Loan Calculator Formula

The Home Loan Calculator uses the following formula, calculated in your browser as you change the inputs:

EMI = P × r × (1 + r)ⁿ / ((1 + r)ⁿ − 1) Where: P = Loan amount (home price − down payment) r = Monthly interest rate = Annual rate / 12 / 100 n = Tenure in months Total Interest = (EMI × n) − P Total Repayment = EMI × n

Worked Example: Home Loan Calculator

Home price: ₹60L | Down payment: ₹12L (20%) | Loan: ₹48L | Rate: 8.5% p.a. | Tenure: 20 years Monthly rate r = 8.5 / 12 / 100 = 0.007083 | n = 240 EMI = 48,00,000 × 0.007083 × (1.007083)²⁴⁰ / ((1.007083)²⁴⁰ − 1) ≈ ₹41,656 Total repayment: ₹99,97,324 | Total interest: ₹51,97,324

How EMI Is Calculated: The Formula Explained with Examples

EMI is calculated with the formula EMI = P × r × (1 + r)^n / ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly payments. For example, a ₹20,00,000 loan at 8.5% for 20 years has an EMI of about ₹17,356, and you repay roughly ₹41.66 lakh in total, of which about ₹21.66 lakh is interest.

Frequently Asked Questions — Home Loan Calculator

What is the maximum tenure for a home loan in India?

Most banks and housing finance companies in India offer home loan tenures up to 30 years. The maximum tenure typically depends on your age: the loan must be repaid before you turn 60–70 (depending on the lender). Longer tenures reduce the EMI but increase total interest paid significantly.

Should I choose a fixed or floating interest rate home loan?

Floating rate loans (linked to REPO rate or MCLR) are currently more popular in India because they are typically lower than fixed rates and borrowers benefit when RBI cuts rates. Fixed rate loans offer payment certainty but are usually 1–2% higher. If you expect rates to fall, floating is better; if you expect rates to rise, fixed offers protection.

How does prepayment affect a home loan?

Prepayment directly reduces the outstanding principal, so less interest accrues on every later EMI. Individuals with floating-rate home loans do not pay prepayment penalties in India. As an illustration, on a ₹48 lakh loan at 8.5% for 20 years (EMI ₹41,656), paying one extra EMI each year clears the loan in about 16 years 9 months instead of 20 and saves roughly ₹9.9 lakh, about 19% of the total interest.
